We’ll connect you with great lenders who will take a look at your finances and help you figure out a comfortable budget. With your pre-approval in hand, you’ll be ready to shop with confidence.

Now the real fun begins—house hunting! We’ll help you tour homes, explore neighborhoods, and compare properties that fit your goals. Whether you’re seeing homes in person or virtually, we’ll be right there with you, pointing out the little details, asking the right questions, and sharing insights along the way. Whether it’s the light in the kitchen or the vibe of a particular street, we’ll keep refining the search until you find the one that feels just right—and you’ll know it when you see it.

Once you find the right home, we’ll help you craft a strong, competitive offer. This includes the purchase price, proposed closing date, and any contingencies, such as financing, inspection, or appraisal. We’ll handle the negotiations with the seller on your behalf and guide you through any back-and-forth until both parties reach an agreement. A well-prepared offer, backed by your pre-approval, shows the seller you’re not just interested—you’re serious and ready to make this house your home.

Once your offer is accepted, it’s time to take a closer look. A professional home inspector will go through the home with a fine-tooth comb—roof to foundation and everything in between. You’ll get a detailed report, and if any red flags pop up, we can help you renegotiate or request necessary repairs. Peace of mind is key, and we’ll make sure you have it.

If you're getting a mortgage, your lender will need an appraisal to confirm the home's value. An independent appraiser will review the home and recent sales in the area. If anything comes up, we’ll talk through your options and help you navigate the next steps.

You’re almost there! With the inspection and appraisal behind you, you’ll work with your lender to finalize everything. This includes signing a few more papers and locking in your loan. Once you’re officially “clear to close,” we’ll start counting down the days until you get the keys.

This is it—the big day! You’ll sign the final paperwork (either in person or online), handle your closing costs and down payment, and then... It’s all yours! Once the documents are processed and funds are transferred, we’ll hand you the keys and celebrate this huge moment together.
